Aldar Launches New Health-Focused Community in Dubai

Aldar, the Abu Dhabi-based real estate company, has announced the launch of Rise by Athlon, a new residential project in Dubai. The community will focus on health, fitness, and overall wellbeing, the company said on Thursday.

New Project in Dubai

The Rise by Athlon project will be made up of eight residential buildings overlooking Athlon’s Central Park. It will offer more than 1,200 apartments, including one-, two-, and three-bedroom units. This launch follows the earlier release of villas and townhouses in 2024, adding more housing options within the Athlon community.

The project is being developed as a joint venture with Dubai Holding. It will provide residents with modern facilities such as a games room, golf simulator, and bike workshop. In addition, there will be spaces dedicated to fitness and wellness. Residents will also benefit from a larger range of community features, including training studios, sports courts, climbing walls, a spa, and meditation areas.

Athlon as a whole is designed to promote an active and healthy lifestyle. The community will also include four themed parks, seven clubhouses, and over 10 kilometers of tracks and trails, making it attractive for people who enjoy outdoor activities. Sales for Rise by Athlon are set to begin on September 19.

Aldar’s Financial Growth

Alongside its property launches, Aldar has been performing strongly in terms of financial results. In the second quarter of 2025, the company recorded a 25% rise in net profit, reaching $599 million (AED 2.2 billion). This growth was mainly driven by strong property sales and higher income from its investment properties. The figure was also well above analysts’ expectations, which stood at $495.5 million (AED 1.82 billion), according to data provider LSEG.

The company’s revenues also saw a big increase. Aldar reported a 46% year-on-year rise in revenues, reaching $2.1 billion (AED 7.7 billion) for the quarter. At the same time, total property sales grew 32% year-on-year, climbing to $2.5 billion (AED 9 billion).

Recognition and Market Position

Aldar is recognized as one of the leading real estate developers in the region. It ranks 30th on Forbes Middle East’s Top 100 Listed Companies 2025 list. In addition, Aldar’s Group CEO, Talal Al Dhiyebi, has been ranked second on Forbes Middle East’s Most Impactful Real Estate Leaders 2025 list.

A Growing Focus on Healthy Living

With Rise by Athlon, Aldar is clearly aiming to meet the growing demand for communities that support a healthier lifestyle. From fitness studios and climbing walls to meditation areas and outdoor trails, the project is designed to give residents both physical and mental wellbeing options within walking distance of their homes.
