Modon Sells $1.5 Billion Worth of Wadeem Plots on Abu Dhabi’s Hudayriyat Island in Just 3 Days

Modon Holding announced on Friday that all the residential plots in its new Wadeem project on Hudayriyat Island, Abu Dhabi, were sold out in only three days. The total sales reached $1.5 billion (AED 5.5 billion).

High Demand

This sale makes Wadeem the most valuable real estate launch in Abu Dhabi so far in 2025. The project is located across from the high-end Al Bateen area and is the first residential land offering on Hudayriyat Island. It’s also the first time in over 15 years that plots have been offered this close to Abu Dhabi’s top neighborhoods.

Modon, which is mostly owned by Abu Dhabi Developmental Holding Company (ADQ), said the strong response shows growing interest and trust in Abu Dhabi’s property market. ADQ is ranked fourth on Forbes Middle East’s 2024 list of top sustainable investment companies.

Custom Homes in a Prime Area

Wadeem gives buyers the chance to build their dream homes in a popular new area. The large plots are made for villas with 4 to 6 bedrooms, and space for private pools, outdoor dining, and entertainment.

The homes are near the scenic coast of Hudayriyat Island, offering views of Abu Dhabi’s skyline and easy access to beaches.

What the CEO Said

“As more people look for high-quality homes in great locations, Modon is growing as a trusted name for creating lively, people-focused communities,” said Modon’s Group CEO, Bill O’Regan.

Facilities and Features

The community will include a shopping area, a private school, a mosque, and a central park. For health and fitness, there will be swimming pools, a jogging track, sports courts, and areas for yoga and meditation.

Other Big Plans

In November 2024, Modon partnered with Egypt’s Hassan Allam Holding to work on big construction projects in Ras Al-Hikma. These projects will include roads, power, and water systems.

Ras Al-Hikma will be a smart, green city designed for up to two million people. Covering over 170 million square meters, Modon was named the main developer by ADQ in 2024 and sees this as a major step in its global growth plans.
