Masih Imtiaz, CEO of IMTIAZ Developments: Building Next-Generation Real Estate

Masih Imtiaz, CEO of IMTIAZ Developments, is shaping real estate projects with the future generation in mind. His goal is not just to build buildings, but to create living spaces that will remain useful and attractive for decades.

In the peaceful neighborhood of Dubai Hills, the IMTIAZ Sales Gallery stands out with its own identity. It is not just a place where people come to see property projects. The gallery is designed to represent the brand itself. Visitors immediately notice the calm atmosphere when they enter. The air carries light scents of bergamot and freshly brewed coffee. A custom coffee bar with the IMTIAZ name engraved on it welcomes guests. Natural sunlight fills the room, making the space feel warm and inviting. Everything in the gallery reflects the company’s ambition and its vision for real estate in Dubai.

However, when you leave this calm space and step outside, the scale of the company becomes clear. Across Dubai’s highways, large billboards show the IMTIAZ brand. Some of these advertisements feature global sports stars such as Cristiano Ronaldo and Khabib Nurmagomedov. The company’s presence is also visible in several major areas of Dubai, including Jumeirah Village Circle, Meydan, Dubailand, and the waterfront district of Dubai Islands. Construction sites are active, and cranes carrying the IMTIAZ name can be seen across the skyline.

This contrast between detailed design and large-scale development reflects the strategy of IMTIAZ Developments and its CEO, Masih Imtiaz.

Passion That Goes Beyond Imitation

As IMTIAZ Developments has grown in Dubai, many people have started to notice its design style. Some developers have even tried to copy certain elements of the brand.

Masih Imtiaz says that at first, the company saw this as a compliment.

“In the beginning, we felt it showed that we had created something unique,” he explains. “If other companies start copying parts of your design, it means your work has made an impact.”

However, he believes that copying the appearance of a brand is not enough to copy its success.

“A brand is not only about design,” Imtiaz says. “Someone can copy our colors, our typography, or even our marketing style. But they cannot copy the passion, discipline, and deep thinking that guide our decisions.”

For him, real success comes from strong values and commitment. This belief has helped IMTIAZ Developments grow quickly while building trust in the market.

Discipline and Strong Operations

Today, IMTIAZ Developments is one of Dubai’s fastest-growing real estate companies. The company is currently managing more than 40 active projects, with a total portfolio value of over $3 billion.

In a relatively short time, IMTIAZ has become one of the most active developers in the city. This growth is supported by modern leadership and strong operational planning.

According to Masih Imtiaz, the company studies Dubai’s future carefully before making investment decisions.

“We spend a lot of time studying how Dubai will grow,” he says. “We look at infrastructure plans, transportation networks, new master plans, and government policies.”

By understanding these long-term plans, the company can identify areas that will grow in the future. When the leadership vision of Dubai aligns with growing demand for housing and investment, IMTIAZ moves early.

Currently, the company has 21 projects under construction. This places IMTIAZ among the most active developers in the region.

A key part of the company’s success is its operational structure. IMTIAZ has chosen to manage many parts of the construction process internally instead of depending completely on outside contractors.

By bringing construction capabilities in-house, the company keeps better control over quality, project timelines, and costs. This approach allows IMTIAZ to launch new projects one after another without slowing down.

This speed and consistency have helped the company gain the trust of investors and real estate brokers. Many brokers say that when IMTIAZ announces a project, they know it will be delivered.

“Depending less on third parties helps us maintain quality and consistency,” Imtiaz explains. “This gives us the confidence to expand while still delivering projects successfully.”

Early Vision in Dubai Islands

One example of the company’s strategic planning can be seen in Dubai Islands. IMTIAZ Developments entered this market early, before many other developers.

“In Dubai Islands, we made our move before the market fully developed,” says Imtiaz. “We believed in the long-term potential of the waterfront and its role in the Dubai 2040 Urban Master Plan.”

This early decision has helped the company become one of the largest private developers in the Dubai Islands area.

In February, IMTIAZ delivered Beach Walk by Imtiaz, which became the first residential project handed over in the district. The company has also continued to grow its presence with the launch of Sea Cliff by IMTIAZ, its 16th project in the area.

For Masih Imtiaz, location is always important in real estate, but he believes it must be chosen carefully.

“People say location is everything,” he explains. “For us, location means alignment with long-term development plans.”

The company focuses on areas where government infrastructure investments and policy support are already visible. When these elements come together, private developers can invest with confidence.

Strategic Growth in Key Districts

The same strategy can be seen in other areas where IMTIAZ Developments is investing.

In Meydan, the company has committed more than $816 million in real estate inventory. One of its most notable projects there is The Symphony by IMTIAZ, designed in partnership with the world-famous Zaha Hadid Architects.

This project highlights Meydan’s growing reputation as a luxury district that is well connected to major business centers like Downtown Dubai and the Dubai International Financial Centre.

IMTIAZ is also investing in Dubai South, another district expected to grow rapidly in the coming years. This area will benefit from the expansion of Al Maktoum International Airport and the development of Expo City Dubai.

Masih Imtiaz says the company does not focus on short-term market trends.

“We don’t chase temporary demand,” he says. “We invest in places where infrastructure, policy support, and population growth come together.”

In many cases, early investments by large developers like IMTIAZ help accelerate the growth of these districts.

Designing for the Next Generation

While IMTIAZ Developments continues to expand across Dubai, the company is also thinking about the future of real estate.

Masih Imtiaz recently revealed plans for a new mixed-use development that will combine residential apartments, office spaces, and retail areas.

What makes this project unique is how it is being designed.

Instead of relying only on traditional planning methods, the company is also listening to younger generations.

“We must design for the future,” says Imtiaz. “We need to think about who today’s 18-year-old will become in the next 20 or 30 years.”

If developers fail to understand how lifestyles will change, buildings could become outdated long before the end of their lifespan.

To address this challenge, IMTIAZ has introduced a new program called the Youth Collective Initiative.

Through this initiative, the company has invited young people — some as young as 15 — to join an advisory board. Their role is to share ideas about what future homes, workplaces, and communities should look like.

This approach is unusual in the real estate industry, where projects are usually designed by architects, planners, and developers alone.

For IMTIAZ Developments, involving the next generation is an important step toward creating long-lasting communities.

Building a Future-Ready City

Masih Imtiaz believes that the future of real estate will depend on more than just land and large buildings.

Developers must also understand how people live, work, and connect with each other. Cities are changing quickly, and successful projects must be designed with flexibility and long-term relevance.

“If the future belongs to the next generation, then our responsibility today is to build a world that supports their ambitions,” Imtiaz says.

This philosophy guides the company’s work across Dubai.

In a fast-moving market where many developers focus on speed, IMTIAZ Developments is taking a different approach. The company is investing in careful planning, disciplined execution, and forward thinking.

As cranes continue to rise across Dubai’s skyline, IMTIAZ Developments is positioning itself as more than just another developer. Under the leadership of Masih Imtiaz, the company aims to help shape the next chapter of the city’s growth — building spaces that will serve future generations for years to come.
